I live in the other unit of my duplex — do you account for that cohabitation?+

Yes — it's a central factor in our pre-screening. We adapt qualifying questions to your lifestyle (hours, desired quiet, presence of children, owner pets, etc.) — without ever using a discriminatory criterion against the candidate.

How do you assess compatibility without sliding into discrimination?+

We assess objective behaviours: work hours, declared noise level, number of occupants, pets, guest frequency. We never assess origin, religion, family status, etc. The line is clear and our process is documented.

Can I meet candidates before the decision?+

Absolutely. For a duplex where you live, many owners want to meet the chosen candidate before signing. It's perfectly relevant — the meeting confirms human compatibility based on objective elements.

My duplex has a shared laundry — do you mention it?+

Yes. Any particularity (laundry, yard, shared parking, recycling area) is detailed in the listing and the lease annex. No bad surprises after signing.

What if the existing tenant causes issues for the new one?+

It's rare but possible. During the free evaluation, we help you anticipate and prepare the ground (honest listing, adjusted pre-screening). A well-done placement minimizes friction from the start.

Is the TAL lease the same for a duplex as for an apartment?+

Yes — the TAL lease is mandatory for any residential unit in Quebec, regardless of type. The annexes (yard rules, laundry, etc.) are what distinguish a duplex lease.
