Comparison
Why not do it alone?
Many owners try to lease on their own. Here's what concretely changes when you go through a specialized placement service.
Why not just Kijiji or Marketplace?
A platform posts your listing. It doesn't select your tenant.
It's the difference between posting a job ad and hiring an employee. The platform brings applicants. You're left alone facing the most important decision.
AA Location does the step that actually matters: the selection.
And vs a property-management firm?
Property-management firms mostly handle long-term management of multi-unit buildings. Tenant placement is often a side service.
AA Location does the opposite: tenant placement is our primary service. Property management is offered as an option, after placement.

Get my evaluationWhat's the difference between AA Location and a property-management firm?+
Property-management firms mostly handle long-term management of multi-unit buildings. Tenant placement is often a side service for them. At AA Location, it's the opposite: placement is our primary service. We focus all of our energy on the step that matters most — choosing the right tenant. Property management is offered as an option, after placement.
How much does the tenant placement service cost?+
Our fees are transparent and shared during the free evaluation. They vary based on unit type, city, and file complexity. As a benchmark, a placement typically costs less than one month of lost rent — and far less than dealing with a bad tenant later.
How long will it take to lease my unit?+
Time-to-lease depends on the market, the season, and the asking rent. In Montreal, Laval or Longueuil, the average for a well-prepared placement is 2 to 4 weeks. We give you a realistic estimate during the free evaluation.
Who picks the tenant in the end?+
You do. AA Location filters, verifies, and presents the best candidates with a clear summary report for each one. The final decision is always yours.
Is the lease signed with AA Location?+
No. The lease is signed between you (the owner) and the tenant. Our real-estate broker coordinates the signing and ensures compliance, but you remain the signing owner.
What documents do you ask the candidate for?+
Identification, proof of income, prior-landlord references, consent to credit verification, and any document that helps assess the file's stability (tax notice, employer letter as needed).
Do you verify discriminatory criteria?+
No, never. We strictly apply Quebec's Charter of Human Rights and Freedoms. No assessment based on origin, religion, family status, pregnancy, disability, sexual orientation, age (except legal majority) or any other protected criterion. We assess only objective criteria: payment capacity, references, rental history, stability.
What happens if the tenant doesn't pay?+
No service can guarantee payment 100%. But the rigour of our verification (income, credit, references) drastically reduces this risk. If you add the property management option, we also support you in any follow-up steps.
Are you OACIQ-registered real-estate brokers?+
Yes. Our real-estate brokers are registered with the OACIQ (Quebec's regulatory body for real-estate brokerage). It's a guarantee of professionalism and protection for you.
Which cities do you cover?+
Current phase: Montreal, Laval and Longueuil (including Vieux-Longueuil, Saint-Hubert and Greenfield Park). Expansion across Quebec is coming.
Do I have to take the property management option?+
No. Property management is offered as an option, after placement. Many owners manage the unit themselves once the right tenant is in place.
How do I get started?+
